AS a 17-year-old rookie estate agent, I was always
impressed by how my elder colleagues could confidently tell a
vendor how much their home might sell for.

I was told a phrase that has stuck with me all my career -
valuation is an art NOT a science.

There is a fundamental difference between valuations undertaken by
a professional valuer, ones carried out by an experienced
fully-licensed real estate
agents
and those made by the average home owner.

Some are based on knowledge and experience and a lack of bias, some
are educated guesses and some are just wishful thinking.

In defence of homeowners, howver, guessing is far more educated
than ever before, due to the insane amount of information available
online. Recent sales are recorded and you can check every home
listed for sale similar to yours.

But that does not mean you can rest easy after reading an online
report. How that information is interpretated and the fact that in
many cases, data can be two or three months out of date makes that
task harder.

Plus,
valuations
by homeowners are very often swayed by personal
attachment to the home.

Agents, in comparison, spend all their working weeks listening to
sellers and buyers right now. Valuers are inspecting and
researching day in and day out.

To help you understand the facts and avoid confusion, a valuation
is an estimate of an amount a buyer may pay for a home. It is
however, an opinion, with no guarantees.

The figure estimated can change upwards and downwards in very short
periods of time due to changing market conditions.

To gain the most accurate figure, I would suggest at least three
separate agents’ opinions. The closer these figures the more
likelihood of accuracy.

If figures are far apart, always ask each agent exactly how they
quantify it and consider paying for a valuation to get real
clarity.

But don’t take any valuation personally! Agents that give you a
disappointing figure, but who can justify it, could be right.

At the end of the day, it’s the market that will decide what your
home is really worth.

And beware agents bearing really good news by suggesting guides way
out of line. This is an old trick used since time immemorial to
sign you up. They will then seek reductions after or sell it cheap.

It is true that valuations can be seen to be wrong, but this is
usually because markets change and demand for your particular home
could suddenly increase or decrease. A valuation, after all, is a
figure for today.

The most common misconception with property pricing is the fact
sellers focus on what they need or what they want to achieve.

This of course is important to you as a seller, but in fact it has
no relevance to a valuation or the market place.

So do your research first, listen to the professionals and get the
knowledge to understand your market.

History:

                Albion was originally formed as a small settlement of workers to support the local quarry for white sandstone. This quarry, opened by John Petrie in 1860, provided a bolster and mainstay of the Albion economy and growth factor for much of its early history. The area did not see significant development for a number of years, despite the bridging of the local Breakfast Creek.

Throughout the following decades, Albion became increasingly popular, especially for its lowland areas. Throughout the 1870s, the area became increasingly popular for hunting and coursing. By the 1880s and 1890s, the area had also become home to the Smithfield Pony Club and Albion Park Racecourse.

Due to this increased interest in the area, a number of residential divisions were also created, forming the basis of modern day Albion neighborhoods. The area continued this development through the early 1900s, as James Campbell bought the quarry and opened a pottery works in nearby Crosby Park. As a result, a number of transportation options to Albion and its surrounding areas also increased.  A local tram line and railway station were erected, bringing even more residents to the area, which in turn increased the number of schools, churches and stores serving the area.

 

Real Estate and Design:

                An inner-city suburb of Brisbane, Albion has a number of various housing styles. The range includes homes from the more common Workers’ cottages and Queenslanders to the more rare units and executive style homes. Over recent years, the Albion area has also seen a decent amount of renovation, as a number of retirees are selling their homes to young professionals and families desiring to be close to the CBD.  The units available in Albion also provide professionals with excellent homes that are only 6 km away from Brisbane’s bustling business center.

Shopping:

The Albion area is supported by the extensive Centro Toombul shopping center.  A wide variety of stores offer wares for every taste and preference.  There are a number of computer and gaming stores for entertainment and fashion stores and boutiques for everyone’s styling needs.  There are also travel agencies, a pharmacy, several banks, and a dry cleaners. Sports and Fitness:

                Albion provides a great array of fitness activities for all. There are several parks and bikeways running throughout the suburb.  In addition, one could plan a day-long family getaway to either Gold Coast to the south or Sunshine Coast to the north via the Gateway Motorway, which is easily accessible from the entire Albion district.

Distance from CBD & Transportation:

                At a mere 6 km outside the CBD, Albion provides not only fantastic views of the Brisbane skyline, but also gives its residence immediate access to the heart of the city.  This also ensures that the Brisbane transit system has a wide selection of services to ferry people between Albion and the CBD. The 300 and 301 Toombul, 320 and 322 Chermside and SHOR bus lines all have stops throughout Albion with trip times from 15-20 minutes.  Albion is also serviced by its railway station and has close access to the Brisbane airport.

Famous Landmarks:

                Over the last few years, a number of the Albion streets have been refurbished. Along with this, the local Albion hotel, a local point of interest, has also undergone recent updates and renovation. The Albion Park Raceway, established in the 1880s, is now a popular horse and greyhound racing track. One can also step back in time and visit the former Albion post office, Hampton Court flats (at 436 Sandgate Road) or the grand old Albion Fire Station.

Restaurants and Cafés:

                Albion has a wide variety of restaurants and food venues nestled throughout the district.  These include a number of varieities of Japanese, Indian and Thai cuisine, and a number of take-away restaurants for those on the go or in a hurry.  Albion also has a number of cafés and bakeries to serve refreshing drinks and meet everyone’s sweet tooth. As Albion is very close to the city as well, one may stroll to just about any cuisine style that strikes their current fancy.

Schools, Education & Institutions:

The Albion area is serviced by a number of local schools. Nearby suburbs offer a wide variety of choices for parents and children in the area of education. Both primary and secondary schools are within 20 minutes of the Albion district.

Old Australians ‘to lose their homes’

OLDER Australians will be stripped of their security if
the federal government pushes ahead with an “undisguised grab”
of their homes as part of its aged care reforms, says a
pensioners group.

The proposed overhaul of the sector will force older Australians to
sell their homes and remove their security, Paul Versteege of the
Combined Pensioners and Superannuants Association (CPSA) will tell
its annual conference in
Sydney
today.

“This undisguised grab for older Australians’ home equity is
unfair,” Mr Versteege said in his speech.

“It takes away, whether it’s in one fell swoop or gradually, the
security older Australians have worked all their lives for.”

Under the overhaul being considered by the federal government,
older Australians would contribute up to $ 60,000 for the cost of
their aged care and face “uncapped” charges for nursing home
accommodation.

The productivity commission wants the government to offer loans
against their principal residence to ensure people won’t be forced
to sell their homes to fund aged care.

“For most people, (the new scheme) will mean either selling the
family home and putting the proceeds in an Australian Age
Pensioners Savings Account or it will mean reverse mortgaging the
family home through the Australian Aged Care Home Credit Scheme,”
Mr Versteege said said.

“Technically, you don’t have to sell your house, but practically
you do, otherwise you won’t get aged care.”
Mr Versteege said the media had failed in its reporting of the
issue.

“The media has failed to scrutinise the stunning u-turn the Labor
government has done on aged care,” he said, adding the government
had for years resisted calls for the extension of accommodation
bonds.

Mr Versteege said 24 of the 27 members of the National Aged Care
Alliance (NACA) were either aged care providers or had interests in
aged care.

“It goes without saying that in an organisation dominated
numerically and financially by aged care providers, the aged care
providers preferred policy positions will prevail,” he said.

Mr Versteege also rejected media reports the aged care industry
unanimously supported the productivity commission’s proposals.

History:

                Acacia Ridge, named after the many acacia trees in the area, is a primarily residential area about 15 km south of Brisbane’s CBD. Originally part of Cowper’s Plains, Acacia Ridge developed as a mixed agricultural area in the late 1860s.  The area continued to grow into a more residential influence over several decades until it eventually became the hub of a housing boom of veterans returning from WWII.  A number of estates, some using imported Swedish homes, were created in the 1950s.  The housing districts have recently seen a number of new developments forming, which provides an excellent variety to the original weatherboard and brick and tile homes constructed during the post-war housing boom.

The area also formed a nearby industrial district, across Beaudesert Road from the residential areas, which has recently been renovated into a technical park now home to a SkillsTech Australia campus. This campus now provides locals with an interest in technical studies with a fantastic venue for a variety of technical training. The area also boasts one of Queensland’s largest railway freight yards, which provides an excellent bolster for the local economy.  The industrial area has also recently become home to the southern Queensland Toyota headquarters, creating an excellent source of jobs for managerial and clerical positions.

In addition to all these offerings, Acacia Ridge also boasts being home to one of Brisbane’s only ice skating rinks.  The rink was developed to support families of returning war veterans and provide a great source of entertainment for the local residents.  The area has also provided a home or playing sites for a number of notable people.  Both Steve Price and Johnathan Thurstan, noted and very skilled rugby players, both frequented the area in previous years.  Acacia Ridge was also the childhood beat of Joel Turner, a famous singer, songwriter and beat boxer.

Real Estate and Design:

A good deal of the structures in the area were built during the post-World War II housing boom, and are a wide mix of weatherboard as well as brick and tile homes, with some of the estates also having some Swedish architecture as well.  However, over recent years, Acacia Ridge has seen areas of development that are now incorporating new architecture amongst the old.

Shopping:

Acacia Ridge is very close to the fantastic Sunnybank Hillsshopping center.  This center offers a wide variety of stores and services for every person and taste.  The center features almost every type of store or service available, and even a justice of the peace. From bakeries and coffee shops to clothing stores, boutiques, and supermarkets, the Sunnybank Hills center has it all.  Also, with a ten minute drive, residents of Acacia Ridge can visit nearbySunnybank Plaza, with another excellent variety of stores, including discount department stores, groceries and a theatre.

Sports and Fitness:

Acacia Ridge has a wide variety of sports and fitness activities.  These range from the swimming pool located at O’Sullivan Park near Beaudesert Road to the Ice Skating Association of Queensland, which finds its home at the historic Iceworld Sporting complex.  There are also a number of outdoor activities one can do with friends and family at the well-known Brandon Park off Mortimer Road.  This park has offerings such as a rugby league, football, netball, and even a Leisure Center for relaxation in the midst of activity.

Distance from CBD & Transportation:

At approximately 15 km from Brisbane’s CBD, there are two major methods of public transportation available for local residents to use.  The 110 Inala Express and 115 Calamvale Express make several trips directly between the CBD and Acacia Ridge approaching Gloucester Street, with an approximate trip time of 35-40 minutes.

Famous Landmarks:

Acacia Ridge has a number of attractive points of interest.  These include the famous Brandon Park, with its many activities and amusements, as well as the historic ice rink constructed for post-war veterans, but updated to provide the modern family with a great and fun experience.

Restaurants and Cafés:

Acacia Ridge has a wide selection of bakeries, coffee shops, and restaurants.  No matter what your taste, the Sunnybank Hills center features a variety of stores to quench every hunger.  A variety of coffee shops and cafés, as well as several bakeries, have delectable treats.
