Property Management Burbank – Brisbane – Suburb Profile

View Burbank By Rental Express Property Management in a larger map

Approximately 20km from the Brisbane CBD, Burbank is a large suburb incorporating conservation parkland, J.C. Trotter Memorial Park and the Tingalpa Reservoir.Families make up the majority of residents and occupy a mix of residential acreage and some single unit dwellings on new estates.

More residential developments are planned for the future and it is expected that Burbank will continue to be one of Brisbane’s most expansive suburbs.

The spread-out nature of the suburb means that local amenities are accessed primarily by car.

Public transport in the area is difficult with no rail station and buses limited to the major arterial roads.

However, more frequent bus services to and from the city are available from nearby Capalaba Shopping Centre.

Burbank residents are also reasonably close to the Gateway Motorway, which makes the Gold and Sunshine Coasts readily accessible.

Capalaba Park Shopping Centre and Capalaba Central offer Burbank residents access to all the major supermarkets and retailers, as well as a cinema complex.

Although there are no schools in Burbank, families are well catered for with primary and secondary schools located in neighbouring suburbs.

Property Management Brisbane City – Brisbane – Suburb Profile

View Brisbane City By Rental Express Property Management in a larger map

Bordered largely by the Brisbane River, Brisbane City is the heart of retail and business activity in the Brisbane Shire. Popular with professionals and students looking to live as close to work or university (Queensland University of Technology – QUT) as possible, the City’s property market has experienced strong demand in recent years, mainly with investors.

Brisbane River By Rental Express Property Management

The western side of Petrie Terrace was one of the first residential areas developed after Brisbane was settled. Approximately 300 houses, typically built on small lots, are located in this area. These properties have undergone significant renovation and the value of property in the Petrie Terrace precinct has grown substantially over the last few years. To ensure this neighbourhood loses none of its historic character, the Brisbane City Council has a special control plan to ensure future developments are in accordance with existing residential and historic built environments.

While the older style housing is still attracting some buyers, it is the refurbishment of older buildings into apartments that has been attracting the most attention.

Inner city residential high-rise complexes were first developed during the late 1970s in the area bounded by Alice and Margaret Streets and included Club Lodge and The Gardens complex.

The catalyst for Brisbane City’s residential surge was the conversion of two previous commercial buildings into residential apartments during the mid 1990s. Newspaper House was transformed into the Manor Apartments and Perry House into the Royal Albert Apartments. Several other former commercial buildings have since been converted to residential use with most conversions taking place along Ann and Edwards Streets.

The demand for inner-city living has been reflected in the update, introduction and redesign of the Queen Street Mall, new supermarket facilities in the Myer Centre, and the opening of the new Roma Street Parklands.

Living in Brisbane City means residents are in walking distance to major retailers, business offices, churches, parklands and gardens, the Queensland University of Technology and all forms of public transport. Roma Street Rail Station also acts as a hub for intrastate and interstate coach and rail services.

Residents also have easy access to the Riverside Expressway leading onto the Southeast Motorway and the Gold Coast, the Victoria Bridge and Goodwill Pedestrian Bridge leading into South Brisbane and the Story Bridge leading into Kangaroo Point.

According to the 2001 Census there were 7,351 people living in the suburb with an average age of 37. Of all occupied private dwellings an average of 29% were either fully owned or being purchased; on average 55% were being rented.

Brighton (Post Code: 4017)

Property Management Brighton – Brisbane – Suburb Profile

Located a little over 20km north of the Brisbane CBD, the bayside suburb of Brighton has attracted many buyers looking for a lifestyle incorporating the outdoors and the water.Although Brighton has no train station, residents wanting to commute to the city can catch the train from Sandgate Station – which takes a reasonable 30 minutes – much less than the average Sydney commuter would spend each working day.

In recent times, Brighton’s population has shifted from established families towards younger families.

The redevelopment of the foreshore has seen an increase in the number of restaurants, cafes and leisure facilities including City Council swimming pools.

Flinders Parade, which borders the bay, is one of the most popular spots with numerous bike and walk ways.

The area also provides access to lagoons and deep-water creeks allowing trawlers to moor.

Residents are well catered for with primary and high schools (Brighton Primary, St Kerins Primary School and St Patrick’s School and Sandgate Primary and High Schools in Sandgate), and the North Point Institute of TAFE located in close proximity at Bracken Ridge.

The Sandgate Shopping Complex along Brighton Road services the retail needs of residents while access to bus services is available from around Brighton.

Bridgeman Downs (Post Code: 4035)

Property Management Bridgeman Downs – Brisbane – Suburb Profile

Bridgeman Downs is a relatively new outer northern suburb of Brisbane, about 14.5km from the CBD.In recent years it has raised its profile by transforming areas of open forest into up-market contemporary housing, especially on large estates.

Surrounded by the suburbs of AspleyMcDowall and Albany Creek, Bridgeman Downs contains a wide variety of land uses including suburban allotments, acreage properties, retirement homes and the Albany Creek Memorial Park.

With some of the native vegetation still visible from the main roads, visitors to the suburb often remark on the rural atmosphere that remains from earlier times when the area was used for cattle grazing.

The release of residential land in stages adjoining the Becketts Road precinct has caused a marked population increase.

The suburb has good access out of Brisbane to the Sunshine Coast via the Bruce Highway.

It has good bus transport services to the CBD and is a five-minute drive away from Carseldine railway station.

The area is well serviced with the Aspley Hypermarket, ChermsideShopping Complex, and various cinemas, clubs and restaurants.

AFTER a distinguished academic career,
Carindale
resident Milton Krause has shifted his focus to
art.

Mr Krause, who has low vision from glaucoma and macular
degeneration, will provide the cover for Vision Australia’s 2012
calendar.

The calendar will showcase the works of blind and vision-impaired
artists.

“Vison Australia has helped me a lot by giving me e-books and other
materials I just feel as though I’m just returning something to
them,” he said.

The former University of Cape Town associate-professor accumulated
seven degrees before spending more time on his art.

“I’ve done bits and pieces since my school days but I didn’t take
it up relatively seriously until I retired,” Mr Krause said.
