The price slash on higher-end homes has unveiled a
golden opportunity for a Brighton woman to finally secure the
home of her dreams.

Bernadette Kelly said a trade-up from her smaller
Bridgeman Downs
house had been on the cards for years but was
not financially possible until the market slump forced more
competitive prices. “I just don’t think we would have been able
to afford a house at Brighton otherwise because it’s near the
water and a lot of them are over $ 1 million,” Ms Kelly said. “I
saw the house and fell in love with it …  plus I noticed
that with the prices on houses people were a lot more likely to
negotiate.”
Ms Kelly said she and her partner Dominic Humblet both owned a
house and when property prices on larger homes declined they bit
the bullet for a trade up, knowing they would have to take a
reduced price on their own abodes.

They
saved almost $ 100,000 on the
Brighton
property, with the original price dropping twice, and
believe their new residence will take them through to retirement
and beyond. Harcourts Ultimate sales agent James Ball, who sold the
pair their home, said if there ever was a time to trade up, now was
it, with motivated sellers forced to lower their prices or get out
of the market. “The key is you have to be prepared to take a price
reduction on the home you are selling, but you know you will more
than make it up on the home you are buying,” he said.

THE State’s capital is heading towards a huge shortfall
in skilled workers.

Employers need an extra 200,000 professionals and managers in the
next 10 years, according to a report by the University of
Queensland’s Professor John Mangan.

He forecast the greater Brisbane labour market would expand by
343,000 jobs by 2021 following a dramatic change in the types of
work available in Brisbane in the past 10 years.

The report claims the city is now far more reliant on the mining
industry and that is reflected in the types of work available.

But, without any remedial action, the jobs boom could become a
massive economic problem because Prof Mangan also forecast a
massive shortfall of professionals and managers and an oversupply
of lower skilled workers in areas such as community and personal
services, sales, administration, labouring and processing.

The report, commissioned by Regional Development Australia’s
Brisbane chapter, found labour force needs would rise an average of
2.9 per cent a year for the next 10 years and the greatest jobs
growth would be in health care and social assistance, professional,
scientific and technical services and construction.

RDA Brisbane chair John Shepley said the city needed to look at a
range of approaches to cope with this structural change, such as
retaining skilled workers in the workforce, particularly in health
care, encouraging more skilled migration to the region or
retraining workers from non-performing industries.

Among Prof Mangan’s recommendations is the controversial suggestion
that the Government not prop up underperforming industries.

He said such a move only slowed the structural changes in the
city’s economy.

He also recommended strategies to retain skilled workers in
Brisbane, attract migration, emphasise upskilling and examine red
tape for issues that reduce the ability of workers to fill higher
level jobs.

Overall, there was broad agreement among stakeholders that Brisbane
is increasingly becoming a hub for professional and administrative
services for the rest of Queensland and northern NSW.

The big changes in Brisbane over the past 10 years were a
pronounced shift into the managerial and professional jobs in
mining, the public service, health care, education and training and
accommodation and food services.

There had also been an under-performance and even partial
withdrawal from processing, trades and labouring positions.

This in turn produced a shift in the distribution of workforce
qualifications compared to the 1989-1999 with above national growth
in higher level post school qualifications and growth in diplomas
and upper level certificates consistent with national trends h
lower than expected growth in lower level and technical
qualifications.
