will be given a $ 2.25 million facelift as work
begins on an improvement project this month.

Brisbane City Council will install new street trees, garden beds,
seats, bins, pedestrian fences and drinking fountains in the
centre, while also undertaking footpath upgrades.

It will also include a new landmark artwork to welcome residents
into the precinct, and ceramic pavement inlays designed with input
from the community on footpaths throughout the centre.

IT’S a little larger than a garage and measures a
meagre 2.9 metres wide – a one-time side alley is now the site
of
Sydney
’s smallest house.

There’s only 27sq m of land, but the miniature terrace in Evans St,

Rozelle
has room for a bed, a kitchen, a household pet and a
loo, which is a step away outside.

Owner Mark Middis lives in the adjoining house that is linked to
the tiny annex by a first-floor stairway.

Mr Middis, a documentary maker, bought the house 20 years ago from
a family who had bought the laneway next door and converted it into
a living area for a grandmother.

“I’ve been told by neighbours that the rumour’s always been that
it’s the smallest house in NSW,” Mr Middis said. “The interest the
place gets from the public is amazing.

“People stop and stare and point, and cars slow down when they
drive past.

“I’ve even seen tour buses come past and heard the guide on the
loudspeaker saying this is believed to be the smallest house in
Sydney.”

Over the years Mr Middis rented the separate section out for as
little as $ 130 a week.

“I think every friend I’ve ever had has lived in it at some stage,”
he said.

About four years ago he renovated the entire property and put in a
connecting door between the main residence and the little house.
The area is now an office for himself and his film-producer
partner, and the kitchenette has been demolished to allow more
space in the backyard.

When it came to buying inner suburban properties, most agents said
buyers were more concerned about the state of a house rather than
its size.

“People who buy really small properties are just looking at them as
if they’re buying an apartment,” said estate agent Peter Gordon.

“If the dwelling is two levels there’s 80sq m of house. And people
use some really creative architecture these days.”
