Brisbane Suburb Spotlight: Strong growth in Western suburbs
According to RP data, auction clearance rates across Australia are trending down. Particularly hard hit have been Melbourne and Sydney, though bucking the trend is Brisbane where clearance rates have increased to 47.3% (a rise of 12.1%). Bolstering these clearance rates is news released from REIQ that Brisbane property values are now at their highest for a decade, rising by 1.4% over the last three months. Here we look at three western suburbs to see how they compare with these latest figures.
Both house and unit prices have risen well over the last 12 months: houses by 6.80% to a median of $ 785,000 and units by 6.25% to $ 446,250: average rental incomes of $ 538 and $ 410 respectively, producing yields of 3.56% and 4.78%.

A residential suburb of detached housing, property investors have seen the median house price increase by more than 10% over the last 12 months to $ 670,000. Average rental income of $ 520 produces a yield of 4.04% for landlords, with the average sale completed within 64 days.

A suburb particularly popular with maturing families (the average age is 44), home owners here have fared a little less well than those in our first two suburbs examined. After see a dip in prices in the last quarter, the median price of houses in the suburb has increased by 2.30% over the last year (to $ 723,750). However, landlords are rewarded with rental yield of 4.92% and average weekly rents of $ 685.
