The dominance of the so-called blue chip suburbs in the top 10 lists may be evaporating. While Hamilton provided the highest priced sale in Queensland last quarter, Teneriffe provided the highest median house valuation at $ 1.44 million. The surprise in the top 10 sales list, though, comes with the three suburbs in focus this week.  House in Yeronga sold for $ 4.38 million, one in Bulimba for $ 3.55 million, and one in Norman Park for $ 4.35 million.

Yeronga (4104)

The median house price has risen by 9.23% over the last year, to $ 710,000. Weekly rental income averages $ 480, providing a yield on investment of 3.52%. Unit prices have been on a slower growth path, increasing by a shade under 2.5% during the last year to a new median price of $ 437,750. However, unit owners receive around 4.60% yield by way of average weekly rental income of $ 388.

Bulimba (4171)

With a median house price of $ 1.1 million, buyers in Bulimba have seen an increase of almost 19% during the last year. Rental income has not been able to keep up with this pace of growth as yet, and weekly average rental of $ 645 produces a yield of 3.05%. Unit owners fare better with rental income of $ 518 providing a yield of 4.78%, though capital values have pulled back over the last year: a fall of 1.23% has left the median unit price standing at $ 563,000.
