The Real Estate Institute of Queensland (REIQ) is promoting the idea of government playing a role in maintaining the sustainability of Brisbane’s property market. Perhaps a little prematurely, REIQ is voicing its concerns of a Sydney style price bubble. The response, it says, should be for government to abolish stamp duty, allow first-time buyers to fund their purchase using their super, and the release of more land for housing.

Affordability is already way higher in Brisbane than in Sydney and Melbourne. Stamp duty at present is higher for investors than owner-occupiers, and simply from an ethical point of view this probably should be reassessed. In recent years, Brisbane authorities have released land and sold ex-public housing stock; though there may be room to do more.

If REIQ’s recommendations are taken up or not, one thing has held true for property in Brisbane: where Melbourne and Sydney prices travel first, Brisbane prices soon follow. Here we look at three inner suburbs close to the CBD.

 

Herston (4006)

The median house price is down by 4.25% over the last year, to $ 620,000. Investors buying at current prices should expect to receive weekly rental income in line with the average rental of $ 510, producing a yield of 4.28%. Unit prices have rocketed, rising by 20.72% over the last year to $ 501,000. With average weekly rental income of $ 408, unit landlords benefit from a yield of 4,23%.

Highgate Hill (4101)

Highgate Hill has joined the million dollar suburb bracket this year, with the median house price ($ 1,047,500) higher by an incredible 30.94% on the same time last year. Rental income has not followed suit, and at an average weekly amount of $ 500 produces a miserly 2.26% yield. Units have been out of favour, with the median price falling by 9.38% to $ 507,500. Average weekly rental income of $ 445 provides landlords with a yield of 4.56%

Kangaroo Point (4169)

Prices of both houses and units have fallen back over the past 12 months. The median house price of $ 755,000 is down by 1.63%, while the median unit price of $ 493,000 is down by 1.4%. Houses attract average weekly rental income of $ 538 (yielding 3.70%) and unit landlords can expect to receive a yield of 4.96% from average weekly rentals of $ 470.
