Rental increases in Brisbane have slowed, though rents are still up from a year ago, deposit rental vacancies falling to just 2.5%. This strong demand for rentals has led some developers in Brisbane to offer rental guarantees to off-the-plan investors. This is especially true in South Brisbane and West End.

Paul Barratt of CBRE Residential Properties told the Courier Mail that “You are seeing a lot of those first tenant guarantees in the market at the moment where developers are saying look if you don’t have a tenant paying market rents within 21 days of settlement we’ll pay the rent.’’ He added that he knows of no case where the developer has had to start paying the rent, because vacancy rates are so low and there is an undersupply of rental properties.

These new apartments are also attractive to tenants, with all mod-cons, and benefitting from proximity to local amenities. For investors, rental yields are as high as 6.8%, though more typically in the 4% to 5% range.

 

South Brisbane (4101)

Tenants of houses in South Brisbane pay an average weekly rent of $ 510, with the property owner yielding just 2.76% on the median price of $ 960,000 (up 14.29% on a year ago)

At $ 477,000, the median unit price has fallen by more than 10% on a year earlier, though with average rent of $ 510 per week owners benefit from 5.55%.

House can be rented for an average of $ 600 per week. For investors this represents a yield of 3.12% on the median price of $ 999,000 which is 4.88% up from this time last year.
