Brisbane Suburb Spotlight: Cannon Hill, Hawthorne, and Morningside

Many Brisbane commuters will soon see their journey times decrease. Several peak hour bus routes are to be redirected through the Legacy Way tunnel, offering greater convenience to commuters into the CBD. The result will be faster and more efficient travel, as well as more convenient connections with onward journeys.

The council trialled a route between Moggill and the city via Legacy Way recently, with commuters enjoying a reduction in travelling time of up to five minutes. Passenger numbers increased by 40%.

These new routes will particularly impact western suburbs, with commuters having direct access to key inner city locations for the first time. The council is keen to continue to increase commuter options, with Lord Mayor Graham Quirk saying that the council will continue to boost the city’s travel network. This year bus services will be expanded in three other locations.

In addition, a new morning peak bus route in the south east will provide greater connectivity with ferry services providing easier travel between Cannon Hill Bus Interchange, Hawthorne Ferry Terminal, and Morningside Rail Station. Residents along this route will find journey times to the CBD decrease. It’s these three suburbs that we look at in a little more detail this week.

Cannon Hill (4170)

Tenants pay an average of $ 490 per week to rent a house here, yielding owners a return of 3.60% based on the median house price of $ 707,250 (which has increased in price by 7.16% over the last year).

The median price of a unit is $ 461,000, which is an increase of 9.76% over the last quarter. Rental yield is 4.82% based on average weekly rent of $ 428.

Tenants pay an average of $ 620 per week to rent a house here. Investors see a rental yield of 2.94% based on the median price of $ 1,095,000, which is up by 6.83% over the last year.
