A new study – the Performance Property Advisory (PPA) Investor Market Update – shows that Brisbane’s property market offers exceptional value for investors. The population is growing (and expected to increase by more than 800,000 over the next 20 years), creating natural demand for rentals, and unemployment is low at 5.4%.  There’s also a record amount of taxpayers’ and private money being spent on infrastructure projects.

Despite all this, Brisbane remains one of Australia’s most affordable cities for property investors and renters. Property prices rose by only 15% between 2008 and 2015, while local wages grew by double that.

With Sydney rental yields languishing at just 2.6% (almost half the Brisbane’s average), interstate investors are now driving Brisbane’s property prices higher. Many of these investors are buying blind, and without ever having seen the property. According to a Domain report, the most popular suburbs for interstate investors include Inala and Forest Lake. Here we look at these two outer Brisbane suburbs and compare to the centrally located Kangaroo Point.

 

Inala (4077)

Tenants pay an average of $ 320 per week to rent a house here, yielding investors a return of 5.12% based on the median house price of $ 325,000 (which has increased in price by 8.33% over the last year).

Tenants pay an average of $ 395 per week to rent a house here. Investors see a rental yield of 5.01% based on the median price of $ 410,000, which is up by 2.50 % over the last year.

Average unit rental is $ 350 per week. At the median price of $ 305,000 (a decrease of 8.96% over the price 12 months ago), investors will make a gross rental yield of 5.97%.

Kanagaroo Point (4169)

The average unit rental price is $ 550 per week, at which price an investor would receive a gross rental yield of 3.01% based upon the current median price of $ 950,000 (which has increased by 24.02% over the last quarter).

Tenants in apartments pay an average of $ 475 per week in rent. Based on the median unit price of $ 485,000 (down by 5.83% over the last year) gross rental yield is 5.09%.
